Exciting news from the Senior Housing Consultants team – we’ve recently added Emery Place to our portfolio of asset managed communities! Located in Robins, Iowa, Emery Place offers a small-town atmosphere in the Cedar Rapids metropolitan area. This allows residents access to several amenities not available in other areas. The community provides assisted living, memory care, closer care and respite care.
Senior Housing Consultants will now provide asset management services to Emery Place. Some of the included services are:
Establish and maintain a 5-year capital plan. Walk through properties quarterly to make recommendations for repairs or upgrades.
Serve as the single day-to-day contact for management company that is knowledgeable about the community and in a position to drive the best outcomes.
Facilitate regular meetings with the management company and community leadership to focus on identified areas of improvement.
Establish key performance indicators (KPIs) and report those KPIs to the management company and ownership.
Review and negotiate contracts.
Support negotiation of new financing or refinancing of debt.
Understand marketing plans for each community and measure performance against those plans.
Facilitate relationship with property tax analyst to review property taxes on annual basis.
Work with and provide feedback to management company during the annual budget process.
